Breathable versus film-forming

A siloxane repellent penetrates and lines the pores so liquid water cannot enter, while leaving them open enough for vapor to leave. A film- forming sealant stops both, trapping whatever moisture is already in the wall.

Inland that produces slow damage. On the Gulf coast, where masonry is damp for much of the year, it is considerably worse — the moisture has nowhere to go and it stays there permanently.

How to tell what you are being sold

Ask if it is vapor-permeable and ask for the data sheet. A repellent darkens masonry while wet and dries back close to original. A sheen means the wrong product.
