Factory-built is the Texas default
A zero-clearance fireplace is a manufactured metal appliance with refractory panels inside, installed into a framed chase. It has a model number, a parts list and a listing, and it is repaired with that manufacturer's components.
Patching a cracked panel with mortar is a fire risk and voids the listing, and it is done constantly because the panels look like masonry to anyone who does not know.
Telling them apart
A metal label inside the firebox or on the frame means factory- built. Smooth panels rather than individual bricks is the other giveaway.
When parts are discontinued
Older units sometimes have no parts available. The options are then a modern insert vented correctly, or replacing the unit — not a patched panel.
Masonry fireboxes and movement
Where the firebox is genuine masonry it is firebrick laid in refractory mortar, both specified for flame contact. Ordinary mortar crumbles within a season.
On a Texas masonry chimney, firebox cracking sometimes reflects the same soil movement showing above the roof. A straight diagonal crack running through the firebox is worth mentioning to whoever inspects the structure.
What to look for
Joints you can get a blade into, cracked or missing firebrick, and gaps at the back corners.
Gas sets sitting in masonry fireboxes
Very common here. The set has to come out for firebox work and go back to the manufacturer's log layout, which is specified rather than a matter of taste.

No. Both let heat and combustion gases past the firebox into the structure behind.
Why is soot marking the wall above?
Smoke spilling out rather than going up — a blocked cap, a partly closed damper, an undersized flue, or incorrect gas log placement.
Can we use it while waiting for repair?
Not with cracked panels or open joints.
Is replacing the whole unit ever cheaper?
On an older factory-built unit with no parts available, frequently yes.
What is the hearth extension for?
The non-combustible area in front that catches embers. Code sets minimum dimensions and undersized extensions are a common finding.
